1. Who We Are

We operate RentLondonFlat, RentBirminghamFlat, and RentManchesterFlat as property search and management platforms. We are registered with the ICO (Registration No. Z2884909) and are members of The Property Ombudsman (TPO Member No. L795).
2. What These Terms Cover
These Terms of Service ("Terms") govern your access to and use of our website, applications, and related services (collectively, the "Service"). By accessing or using the Service, you agree to be bound by these Terms.
These Terms apply to all users of the Service, including anonymous visitors, registered users, tenants, and landlords. Additional terms may apply to landlords under a separate Landlord Service Agreement ā see Section 8 below.
If you do not agree to these Terms, you must not use the Service.
3. What the Service Is (and Is Not)
We provide a platform that connects landlords with prospective tenants ("the Service"). Specifically:
What we are:
- A property search and introduction service
- A property management service (where you have entered into a separate Landlord Service Agreement with us)
- A licensed letting agent where required by applicable law
What we are not:
- A party to any tenancy agreement between a landlord and tenant
- Responsible for the accuracy or completeness of listings submitted by third-party landlords
- A guarantor of any landlord's or tenant's obligations under a tenancy agreement
- A legal advisor ā nothing on this website constitutes legal advice
We act as an agent for landlords in arranging tenancies. The tenancy agreement is a contract between the landlord and the tenant. We are not liable for any breach of that agreement by either party.
4. Eligibility
To use the Service, you must:
- Be at least 18 years old
- Be legally permitted to reside or own property in the United Kingdom (or have the legal authority to act on behalf of someone who is)
- Provide accurate and truthful information when registering or using the Service
- Not be prohibited by any applicable law from entering into these Terms
By using the Service, you confirm that you meet these eligibility requirements.
5. Account Registration
To access certain features of the Service, you must register for an account. When registering, you agree to:
- Provide accurate, complete, and current information
- Maintain the security of your password and account credentials
- Notify us immediately of any unauthorised access to your account at legal@rentlondonflat.com
- Accept responsibility for all activity that occurs under your account
We reserve the right to suspend or terminate accounts that violate these Terms, provide false information, or engage in prohibited conduct (see Section 6).
6. Acceptable Use
You agree not to use the Service to:
- Post false, misleading, or fraudulent property listings or enquiries
- Impersonate any person, organisation, or letting agent
- Harass, threaten, or abuse other users, landlords, tenants, or our staff
- Attempt to gain unauthorised access to any part of the Service or our systems
- Scrape, crawl, or extract data from the Service using automated tools without our express written permission
- Circumvent, disable, or interfere with security features of the Service
- Violate any applicable law, including the Fraud Act 2006, the Computer Misuse Act 1990, the Equality Act 2010, or the Housing Act 1988/1996
- Use the Service for any unlawful purpose, including money laundering or financial crime
We reserve the right to remove content and suspend or terminate accounts that violate this section without notice.
7. Property Listings
Landlord responsibility. Landlords and agents who submit listings to the Service are solely responsible for the accuracy, completeness, and legality of those listings. Listings must:
- Accurately describe the property and its condition
- Comply with the Consumer Protection from Unfair Trading Regulations 2008
- Not include any discriminatory restrictions prohibited by the Equality Act 2010
- Include all material information required by the National Trading Standards Estate and Letting Agency Team (NTSELAT) material information guidance
Our role. We may review listings for compliance but do not guarantee their accuracy. We reserve the right to remove any listing that, in our reasonable opinion, violates applicable law or our content standards.
No tenancy guarantee. Listing a property does not guarantee that a tenancy will be agreed. We do not guarantee enquiry volumes, viewing rates, or tenancy outcomes.
8. Fees
Tenants: In accordance with the Tenant Fees Act 2019, we do not charge tenants any fees in connection with the grant, renewal, or continuation of a tenancy, except for permitted payments as defined by the Act (rent, tenancy deposit, holding deposit, and certain default charges).
Landlords: Fees payable by landlords for our let-only, rent collection, or full management services are set out in your Landlord Service Agreement. No fee is payable by a landlord through this website. All commercial terms with landlords are agreed separately and in writing.
9. Intellectual Property
Our content. The design, layout, text, graphics, logos, and software of the Service are owned by or licensed to RentLondonFlat.com Ltd and are protected by UK copyright, trade mark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works from our content without our express written permission.
Your content. By submitting content to the Service (including property listings, photographs, descriptions, and messages), you grant us a non-exclusive, royalty-free, worldwide licence to use, display, reproduce, and distribute that content for the purposes of operating and promoting the Service. You retain ownership of your content and confirm that you have the right to grant this licence.
Feedback. Any feedback, suggestions, or ideas you submit regarding the Service may be used by us freely without obligation to you.
10. Third-Party Links and Services
The Service may contain links to third-party websites, including referencing providers, deposit protection schemes, and mortgage brokers. These links are provided for your convenience only. We do not endorse, control, or accept responsibility for the content or practices of any third-party website.
When you click a third-party link, you leave our Service and your use of that third-party site is governed by their own terms and privacy policy. Our referencing providers (Blinc Referencing, RentProfile, Goodlord) act as independent data controllers for referencing data ā see our Privacy Policy for details.
11. Limitation of Liability
Platform limitation. To the maximum extent permitted by law, RentLondonFlat.com Ltd's total liability to you for any claim arising out of or in connection with these Terms or your use of the Service is limited to the greater of: (a) £100, or (b) the total fees paid by you to us in the 12 months preceding the claim.
Excluded losses. We are not liable for:
- Loss of profit, revenue, business, or anticipated savings
- Loss of data or goodwill
- Indirect, consequential, or special loss
- Any loss arising from your reliance on inaccurate listing content submitted by a third-party landlord or agent
- Any loss arising from a dispute between a landlord and tenant under a tenancy agreement
Consumer rights. Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any liability that cannot be excluded under English law, including rights under the Consumer Rights Act 2015 where applicable.
Property Ombudsman. If you have a complaint that we cannot resolve directly, you may refer it to The Property Ombudsman (TPO) at tpos.co.uk ā TPO Member No. L795.
12. Privacy and Data Protection
Your use of the Service is subject to our Privacy Policy and Cookie Policy, which are incorporated into these Terms by reference.
We are registered with the Information Commissioner's Office (ICO) under Registration No. Z2884909. We process personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

13. Changes to These Terms
We may update these Terms from time to time to reflect changes in law, regulation, or our business practices. When we make material changes, we will:
- Update the "Last updated" date at the top of this page
- Notify registered users by email at least 14 days before the changes take effect
Your continued use of the Service after that date constitutes acceptance of the revised Terms. If you do not accept the revised Terms, you must stop using the Service.
14. Suspension and Termination
Your right to close your account. You may close your account at any time by contacting us at legal@rentlondonflat.com. Closing your account does not affect any outstanding tenancy agreement or landlord service agreement already in place.
Our right to suspend or terminate. We may suspend or terminate your access to the Service immediately, without notice, if you breach these Terms, engage in fraudulent activity, or if we are required to do so by law. We may also terminate the Service on reasonable notice if we cease to operate the relevant platform.
Effect of termination. On termination, your right to use the Service ceases. Sections that by their nature should survive termination (including Sections 9, 11, and 15) remain in force.
15. Governing Law and Jurisdiction
These Terms are governed by the law of England and Wales. Any dispute arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts of England and Wales, except where you are a consumer and applicable law gives you the right to bring proceedings in another jurisdiction.
